Tivio is a property-management platform we build and run. The monthly grind of a portfolio, charges, payments, reminders and payouts, happens on a schedule, not on someone's to-do list.

What it is
Tivio, a property-management platform: leasing, rent, maintenance, communication and marketing, with separate portals for property managers, leasing agents, owners, renters and maintenance technicians, plus a public marketplace.
What runs on its own
  • Rent charges are generated every month; autopay runs overnight
  • Late-payment warnings, lease-expiration and overdue-task reminders go out each morning
  • Landlord payouts are calculated and generated monthly
  • Showing reminders every hour; vacancies syndicated to more than 20 rental platforms
  • An AI chatbot answers renters, opens maintenance requests and hands off to an agent when it should

A leasing pipeline with online applications and e-signatures, move-in and move-out checklists, maintenance with vendor assignment, inspections, compliance tracking, broadcasts and surveys.
